The number of new listings is up 6% over last month and 3.5% over this time last year. There are more houses coming on the market now, which is a great thing for buyers. There is still a lot of buyer competition though, as the days on market has decreased to just 22 days.

This is comparing June 2020 to June 2021. The number of houses sold did increase 5% from the prior year. Because of the high interest in buying and a lack of houses for sale to support the demand of buyers, the average price of houses has continued to increase by 36% compared to this time last year. Houses sold in June 2021 on average sold at or above list price. Even though demand is high and therefore prices are increasing, it is still super important to list a house for a fair market value and not over price it! Houses that don't show well or are overpriced STILL DO NOT SELL and are sitting on the market! These houses still require a price correction. A house priced right and marketed well is selling in a matter of days.
